MELROSE COMMONS SITE C

The 260-unit development will feature a mix of affordable and supportive housing. Once complete, the building will provide housing for seniors, families and individuals with special needs. All of the units in Melrose Commons will be available to individuals or families earning less than 100 percent of the area median income. The development has been designed to LEED Silver (Leadership in Energy and Efficient Design) certification. The Briarwood Organization will be developing the Melrose Commons site with CPC Resources and The Bridge.
WATERS EDGE AT ARVERNE CONDOMIUM (PHASE II)
Rockaway Beach Boulevard. Arverne, Queens

Waters Edge features 130 two- and three-bedroom residences in 65 two-story buildings. The initial portion of this phase is 80 percent sold and will be titled shortly. Construction on the final leg of the project has started and these units will be ready for occupancy in March of 2010. The first phase, which sold out in 2001, was comprised of 40 two-family homes. Waters Edge is being developed with the New York City Department of Housing Preservation and Development, the Housing Partnership, and the New York State Affordable Housing Corporation.
WATKINS STREET

Briarwood is the general contractor for Watkins Street, a city-owned site in the Brownsville section of Brooklyn. The majority of the units in the project will be made affordable to families earning 60% of the Area’s Median Income. The project will have 35 one-bedroom units, 57 two-bedroom units, and 11 three bedroom units. The project is being developed through a partnership controlled by CPC Resources, Inc and East Brooklyn Congregations (EBC).
BRIARWOOD PLAZA III

Briarwood Plaza, a three-story elevator building, contains approximately 22,563 square feet of office space with an attached parking garage. Briarwood has purchased an adjoining parcel and will build a four-story addition. Our contractor, L. Riso & Sons, will build 21,137 square feet of office and community space. Once the addition is complete, Briarwood Plaza will have a total 43,700 square feet. In addition, we will expand the existing parking structure in the rear of the building.
